Where can you get planning permission?

Garage plot

The main issue is plot width. You will need 3.5 to 4 metres minimum. The second issue is the choice of independent access and car parking or whether these are shared. The capacity of the site in terms of the number of bed spaces is often determined by the size of the rear garden.

Corner site

Building lines can be an issue, however, one may identify precedents where building lines have been changed over time. The orientation of the front is also a matter for consideration and the context will inform the best choice. The division of private open space is a matter of trading value between the old house and the new plot.

Backgarden site

The back garden plot will require an independent access without increasing the risks to road safety. The privacy of neighbours is normally considered in the development standards laid out in the County Development plan. The building height can then be considered in relation to privacy and planning standards for private open space and car parking.
